Granite Shoals Home Services | Plumbing, AC & Electrical on Lake LBJ
Lantz Home Services is your full-service plumbing, AC, and electrical team for Granite Shoals, TX, handling everything from septic-tied drain problems and Hill Country summer cooling to dock wiring and panel upgrades. Whether you live full-time off Phillips Ranch Road, own a waterfront home on one of the residential islands, or keep a weekend lake house near Veterans Park, we install, repair, and maintain the systems that keep your home running. One call covers all three trades. Licensed, insured, and familiar with the rocky soil, shallow granite bedrock, lake-fed water, and brutal summer heat that make home systems here different.
Home systems built for how Granite Shoals actually works
Granite Shoals is an incorporated city on the north shore of Lake LBJ, just west of Marble Falls, and its homes face conditions a standard inland suburb does not. The city operates its own water treatment plant, completed in 2007, drawing surface water from Lake LBJ under an LCRA contract, with a separate well system serving Sherwood Shores 3 in Hoover's Valley. Most homes treat wastewater with septic over rocky ground and shallow granite bedrock. Summers run long and hot, humidity off the lake is constant, and waterfront properties add docks, boathouses, and outdoor power that ordinary homes never deal with. Plumbing, cooling, and electrical all behave differently here, and we built our service around that.
Plumbing
Because most Granite Shoals properties rely on septic rather than central sewer, and sit over rocky, granite-heavy ground, drain problems here are often more than a simple clog. We diagnose the full picture, run line camera inspections, and work within LCRA and county requirements. City water is treated surface water from Lake LBJ, which leaves mineral scale that shortens the life of water heaters, fixtures, and supply lines, so we also handle water heaters, softening and treatment, re-pipes for aging galvanized plumbing, and everyday repairs.
Air conditioning and heating
Hill Country summers are long and punishing, and lake humidity puts extra load on cooling equipment. An undersized or aging system struggles through July and August, and a breakdown during a heat wave is more than an inconvenience. We handle AC repair, full system replacement, and right-sized installs for both modern Hill Country builds and older lake cabins. We service heat pumps and furnaces for the cooler months, perform seasonal tune-ups that catch problems before peak season, and improve airflow and efficiency in homes that were never set up for the heat they now face. For seasonal and weekend homes, we make sure the system is ready before you arrive.
Electrical
Lake-area homes carry electrical demands a typical house does not: dock and boathouse wiring, boat lifts, outdoor and waterfront circuits exposed to moisture, and the grounding and GFCI protection that water proximity makes essential. Older Granite Shoals cabins often run on panels and wiring that were never meant for modern loads. We handle panel upgrades and replacements, whole-home rewires, dedicated circuits for AC and appliances, dock and exterior wiring done to code, GFCI and surge protection, EV charger installs, and generator hookups for the next time the grid drops. Safe, code-compliant work that holds up in a lake environment.
Whole-home and seasonal coverage
Many homes here are weekend places or seasonal lake houses, and an undetected plumbing leak, a dead AC system in the heat, or a wiring fault in an empty house is exactly the kind of problem that gets expensive fast. Because we cover all three trades, we can inspect and protect the whole home in one visit: winterization and freeze protection, pre-arrival system checks, and coordinated work when a project touches more than one system at once.

Frequently Asked Questions: Home Services in Granite Shoals, TX
Does Lantz handle plumbing, AC, and electrical, or just one?
All three. We are a full-service home systems team, which means one call covers plumbing, air conditioning and heating, and electrical. That matters in Granite Shoals, where lake homes often need coordinated work across more than one system at once.
Does Granite Shoals have city sewer or do homes use septic?
Most Granite Shoals homes use individual septic systems, though some shoreline areas connect to small wastewater systems. The city provides treated water, but wastewater is largely handled on-site. Before assuming your home is on sewer, confirm with the city, and we can help identify which system serves your property.
Where does Granite Shoals city water come from, and why is it hard?
The city's water treatment plant draws surface water from Lake LBJ under an LCRA contract, with a separate well system serving Sherwood Shores 3 in Hoover's Valley. Hill Country surface water carries minerals that scale up inside water heaters, fixtures, and pipes. A properly sized softener or treatment system protects your plumbing and extends fixture life.
How do I keep my AC reliable through a Hill Country summer?
Summers here are long and hot, and lake humidity adds load. The best protection is a right-sized system and a seasonal tune-up before peak heat, which catches small problems before they become a breakdown in July. For seasonal homes, we check the system before you arrive so you are not walking into a hot house.
Can you wire a dock, boathouse, or boat lift?
Yes. Waterfront wiring requires proper grounding, GFCI protection, and moisture-rated materials, and it must be done to code. We handle dock and boathouse circuits, boat-lift wiring, and other outdoor power for Granite Shoals waterfront and island properties.
My older cabin has an outdated electrical panel. Can you upgrade it?
Yes. Many Granite Shoals cabins run on panels and wiring never meant for modern loads. We handle panel upgrades and replacements, whole-home rewires, and dedicated circuits for AC and high-demand appliances, all to current code.
Why are drain problems different on rocky Granite Shoals lots?
The area sits over rocky soil and shallow granite bedrock, and most homes rely on septic. Slow drains, odors, or backups are often septic or drain-field related rather than a simple clog. We diagnose the full system and work within LCRA and county rules so repairs stay compliant.
My lake house sits empty between visits. How do I protect it?
Unoccupied homes are a leading source of expensive damage, since plumbing leaks, AC failures, and electrical faults go undetected. We offer winterization, freeze protection, and pre-arrival inspections across all three systems so you arrive to a working, dry, comfortable home.
Should I get an inspection before buying a Granite Shoals home?
Strongly recommended. Older septic systems may not meet current regulations, AC equipment may be undersized for the heat, and cabin wiring may be outdated. Because we cover all three trades, we can inspect plumbing, cooling, and electrical in one visit before you buy.
Do you actually service Granite Shoals, or only larger nearby towns?
We regularly service all of Granite Shoals plus the surrounding Highland Lakes communities, including Marble Falls, Horseshoe Bay, Kingsland, Sunrise Beach Village, and Llano.

Preventative maintenance is the backbone of Lantz Home Services. Once again being part of their PM program I avoided a complete shutdown of our grinder pump. Lantz Master Plumber Justin Barnett arrived and I thought all was well until he requested that I take a “peek” into what I would describe as a total catastrophe about to happen at any moment. The grinder system was a horror of failing pump and sewage accumulation and related nasties. Justin told me my options from doing nothing to fixing it with 3 options, which were clearly defined with costs and various replacement components and when it would be finished. We chose wisely. Justin returned with all of the components and in 4 hours it was stripped completely and reassembled with new components. Justin is organized, articulate, educated and polite. Bravo Lantz Home Services PS. I worked in industrial Preventative Maintenance for 25 years. These guys are the real deal.- Randy L.

I had a great experience with Lantz Home Services. We ran into an electrical issue at our lake house late in the day, and I honestly didn’t think we’d be able to get an electrician out that evening. When I called, they reassured me that someone would be available—and they delivered. Nick, their electrician, arrived around 7 PM and had everything resolved by 9 PM. He was prompt, thorough, and very courteous throughout the entire process. He quickly diagnosed the problem and fixed it efficiently, all at a very fair price. I truly appreciate their responsiveness and professionalism. I highly recommend Lantz Home Services and will definitely be using them again in the future.- Larry W.

Zachary was beyond helpful! He jumped straight to the problem, made sure everything was properly working, walked me through the fix and was straightforward from the get go about what the potential issues could be and what the estimated repairs were as well! He kept me informed and even shared pictures when I couldn't be there right away. After everything was done he put everything back the way it was. This was a grinder pump drainage pipe repair. The site looked as if he was never there! Five stars.- Simon V.

I had an excellent experience with this HVAC company and especially with Moses, who came out for a second opinion. After a previous technician tried to convince me that I needed a full system replacement (on a 4-year-old unit), Moses took a completely different and highly professional approach. He performed thorough diagnostics before suggesting anything and took the time to properly assess the system instead of jumping to conclusions. He confirmed that there was no leak, no major component failure, and that the system was actually in good working condition. The issue was likely electrical, not something requiring expensive replacements. This immediately put my mind at ease. What really stood out is their honesty and integrity. Instead of pushing unnecessary work, they were transparent about the fact that no major repairs were needed. They also documented their findings and shared everything clearly, which builds a lot of trust. Huge shoutout to Moses for being knowledgeable, thorough, and genuinely looking out for the customer’s best interest. It’s rare to find this level of honesty in the industry. Highly recommend if you want accurate diagnostics and fair, trustworthy service.- Annamaria

Mark and Willie came out to the Christian Brothers Automotive pflugerville location and were able to handle the commercial plumbing issue that 3 other plumbing companies were not able to figure out. We will only be using them form now on the difference was night and day between them and the others. On a side note Willie’s service truck was the cleanest most well organized service truck we all had ever seen!!! They take pride in their service and we appreciate that in our service industry as well!- Ian D.
